SEO for
Cleaning
Businesses

SEO for cleaning business owners has to reach two very different buyers: a tenant who needs a move-out clean before handing back the keys on the 31st, and a property manager choosing next year’s janitorial contractor. We build local search for both, for house cleaners, janitorial crews and carpet, window and drain specialists in Vancouver, North Vancouver and across the Lower Mainland.

Two Buyers, Two Very Different Searches

A tenant and a property manager may type the same few words into Google. Nearly everything after that is different.

Example
Work order

Move-Out Clean

Two-bedroom rental in Mount Pleasant
Who

A tenant handing back the keys on the 31st

When they search

In the last week of the month, on a phone, often late in the evening

What they compare

Price, what's included, open dates and a handful of recent reviews

What wins the job

A move-out page with a room-by-room checklist, a clear price guide and a quick way to book

Example
Work order

Office Cleaning Contract

Three floors, five nights a week, in Burnaby
Who

A property manager replacing a cleaner who kept missing nights

When they search

Weeks before the current contract ends, from a desk

What they compare

Insurance, a WorkSafeBC clearance letter, how keys and alarms are handled, who supervises the crew

What wins the job

A page for their type of building, a named contact and a simple walkthrough-and-quote process

Local SEO for Cleaning Business Service Areas

Most cleaning companies have no storefront, so Google treats them as service-area businesses. That decides how far the map can carry you.

Farther out
Your service area
Your base

Your Base: the Map

Google Maps favours companies close to the person searching. For a service-area business, that distance is measured from the address you verified with, even when it's hidden. Near home, your Google Business Profile, categories and reviews do most of the work.

Your Service Area: Pages

A few neighbourhoods out, the map thins and your website takes over. Give each area you want a page built from real jobs there: the buildings, the access, the questions customers ask.

Farther Out: Be Choosy

Google allows up to 20 service areas, named by city or postal code rather than a radius, and suggests staying within about two hours' drive of your base. Spend them on the places you actually want to drive to.

One Page for Each Kind of Building

Commercial buyers search by the building they look after: medical office cleaning, strata cleaning, post-construction cleaning. A page for each answers their questions before the walkthrough.

Building Directory

Offices

After-hours schedules, keys and alarms, break rooms and recycling.

Medical and Dental Clinics

How treatment rooms are handled differently from waiting areas, and the products you use.

Strata Buildings

Lobbies, elevators, parkades and garbage rooms, and how you report to the council or property manager.

Retail and Restaurants

Cleaning before opening or after closing, floors, washrooms and kitchens.

Post-Construction

Dust, debris and windows after a renovation, timed around the builder's schedule.

Tenant Turnovers

Move-out cleans for property managers, planned for the last days of the month, when BC tenancies usually end.

How to Improve SEO for Drain Cleaning Business Websites

Drain calls start with a symptom, not a service name: water coming up through a basement floor drain, a gurgling toilet, a smell from the sewer. People search in a hurry and call the first company that looks available and honest.

  1. Write for symptoms and services. Pages for backed-up floor drains and slow kitchen sinks, next to hydro jetting and camera inspections.
  2. Show real availability. Say 24/7 only if someone answers at 3 a.m., and keep holiday hours current on your Google profile.
  3. Pick categories carefully. Plumber or Drainage service as the main category, whichever describes most of your work, and the other only if it’s true.
  4. Explain the visit. Your call-out fee or flat rates, how long a typical job takes, and what to do while you wait.
  5. Show the work. Photos from real jobs, and reviews that describe the problem you fixed.

Cleaning Company SEO, Answered

Do we need an SEO agency for cleaning business growth, or can we do it ourselves?

You can do the basics: a complete Google profile, a steady flow of reviews and a page for each service. An agency earns its fee when you want to grow into new areas, win commercial contracts or simply get your evenings back.

Should our home address show on Google?

If customers never come to it, Google's rules say to hide it and list service areas instead. Hiding it doesn't stop you from ranking; the map still works from where you're based.

Can we rank in cities where we don't have an office?

In the regular results, yes, with useful area pages and reviews from customers there. On the map it gets harder the farther you are from your base, so we plan which areas to push and which to leave to referrals or ads.

How do we turn one-time cleans into regular clients?

Start where one-time jobs come from: move-out, deep and post-construction cleaning pages. Offer a recurring plan on each one and make the first regular visit easy to book. SEO brings the first job; your service keeps the client.

How long does local SEO take for a cleaning company?

Profile fixes and fresh reviews can move you up in your own neighbourhood within weeks. New area pages take a few months, and commercial searches, where fewer buyers compare more carefully, take the longest.

What does SEO cost for a cleaning company?

It depends on how many areas and services you want to push and how hard franchises compete there. After the audit we send a quote, with month-to-month or longer terms. Our SEO for small businesses page explains how we keep plans lean.

Should we put our prices on the website?

For homes, usually yes: a price guide by home size or a starting price helps people choose you over a company that hides its prices. For commercial work, explain how you quote, since every building is different, and invite a walkthrough.

Who owns our website and Google profile?

Your company. We create or move everything into your name and email address, and we're added as users only while we work for you.

Is drain cleaning SEO just plumbing SEO?

They overlap, but drain searches are narrower and more urgent. A plumber who also clears drains should give drain work its own pages and, if it's a real part of the business, its own Google category, instead of hiding it under general plumbing.
