SEO Services
for Real Estate
Agents
Good SEO services for real estate agents chase the searches you can actually win. Most buyers start on the portals, but before sellers list, they look for an agent: “realtor Lynn Valley”, “selling a strata condo in Burnaby”, “what is my home worth”. That’s the moment we help you show up for, whether you’re a solo agent, a team or a brokerage in Vancouver, North Vancouver or anywhere in Canada, on pages that stay in your name.

SEO for Real Estate: What You Can and Can't Win
Part of real estate search belongs to the portals, and an agent site shouldn't burn its budget fighting them. The rest is wide open.
People looking for a home
- “homes for sale in Vancouver”
- “condos for sale Burnaby”
- a listing’s street address
- “house prices in Canada”
REALTOR.ca and the big portals have millions of listing pages and years of links behind them. Your listing feed shows those same homes, so it can't outrank them.
People looking for an agent
- “realtor Lynn Valley” or “real estate agent near me”
- “what is my home worth North Vancouver”
- “selling a townhouse in Coquitlam”
- “how do presale assignments work”
- your name, after a friend recommends you
These searches are smaller, but they come from people deciding who to call. A focused agent site can rank for them, and they're where listings start.
SEO Services for Real Estate: What's Included
We build and tune the pages an agent site needs to win those searches, plus the Google profile that sits beside them. Each card is one piece of your site.
Your Own Profile on Google
People search“real estate agent near me”
A profile in your name, separate from your brokerage's, with your service areas, real photos and a review habit after every closing.
Neighbourhood Pages
People search“realtor Lynn Valley”, “living in Lynn Valley”
One page per area you truly work, written from what you know: the streets, the housing mix, schools, commutes and the work you've done there.
Home Valuation Page
People search“what is my home worth North Vancouver”
A request page that explains how you price a home and what happens after someone asks, instead of a generic instant estimate.
Selling Guides
People search“selling a strata condo in Burnaby”
A guide for each kind of home you list, from strata condos to townhouses and detached homes, with the steps and paperwork sellers ask about.
Buyer & Market Guides
People search“how do presale assignments work”
Straight answers for buyers and short market notes, structured so AI search tools can quote them with your name attached.
Your Listing Feed
People search(not a ranking page)
Set up for visitors, and kept from flooding Google with the same listings every other site already shows.
One Agent, a Team or a Whole Brokerage
The goal is the same, the setup isn't.
SEO for Real Estate Agents
Your name is the brand. A referral who searches for you, or a seller who searches your area, should land on your site, not on your brokerage's roster page.
SEO for Real Estate Teams
One site, several agents. Each agent gets a profile page and a clear set of areas, so your pages back each other up instead of chasing the same search.
SEO for Real Estate Company Websites
Brokerages need office profiles on Google, an agent directory that ranks for agent names, area pages at scale and recruiting pages for the agents you want to hire.
How to Choose SEO Services for Real Estate Agents
Before you sign with anyone, ask these questions. Next to each one: the answer that should worry you, and ours.
What do I keep if we stop working together?
“The site runs on our platform.”
Everything. Your website, domain, Google Business Profile and Google accounts are opened in your name with your email. Our access ends when our work does.
What happens in the first 90 days?
“SEO takes time. We'll see.”
A written audit, then a month-by-month plan. Our first 90 days are laid out below.
Can you guarantee first place, or a number of leads?
“Yes, guaranteed.”
No. Google decides rankings and your market decides leads. What we do promise is the work, and a monthly report you can read in two minutes: rankings, traffic and what changed.
How long do I have to sign for?
A long minimum before you've seen any work.
Month-to-month, or a longer term if you'd rather. You decide after the audit.
Will you put “#1 REALTOR®” on my site?
“Sure, it ranks.”
No. CREA's trademark rules don't allow adjectives in front of REALTOR®, and BCFSA expects accurate ads with your brokerage's name clearly shown. We write inside those lines.
Do you work with other agents in my area?
A vague answer, or none.
We don't promise exclusivity. We do keep your data and your plans confidential, always.
Your First 90 Days
How the first three months usually run. Your audit sets the exact order.
Audit & Foundations
Your written SEO audit lands within 7 business days. Then your Google Business Profile in your own name, the technical fixes, and a listing feed that stops competing with your own pages.
Seller & Area Pages
Neighbourhood pages, your home valuation page and the first selling guides, drafted from your notes and signed off by you.
Guides, Reviews & Your First Report
Buyer and market guides written for AI answers, a simple review habit after every closing, and your first monthly report.
After that it's month-to-month: we keep improving the pages that bring sellers and buyers, and report what moved.
What Clients Say
Business owners on working with Polar Bear Creative:
I have an Optometry clinic and marketing is not my strong point. I worked with Mona and Saman to use the CDAP grant I received. Things went very smoothly, they spoke with me about my goals and came up with a great plan then executed the plan shortly after. Highly recommend for any SEO or social media / google ads you may want to do.
Request Your Real Estate SEO Audit
Send us your website and the neighbourhoods you want to be known for. Your written audit arrives within 7 business days.
What your audit covers
- Where you stand: how your site and Google profile show up for your name and your areas
- What you could win: the seller and neighbourhood searches worth chasing in your market
- What’s in the way: the fixes that matter first, from your listing feed to page speed
Your details are used for your audit and our follow-up, nothing else.
“My favourite part was how they took the time to explain every point of the audit to me, in a way I could understand it (I'm not very tech savvy!)…”
Real Estate SEO Questions
Are SEO services for real estate agents worth it if most of my business is referrals?
Often, yes, because referrals search too. A friend of a past client looks you up before calling, and sellers in your area search for an agent before they ask around. SEO makes sure both land on a site that matches what they were told about you.
How much do SEO services for real estate cost?
It depends on how many areas you want to cover and how much your site needs, so we quote after the audit rather than selling fixed packages. You can stay month-to-month.
How soon will I see results?
Your Google Business Profile and site fixes can move within weeks. Neighbourhood and seller pages usually take a few months to climb, longer in crowded markets like downtown Vancouver or the west side.
Does my IDX feed help my SEO?
Not much on its own. The same listings sit on REALTOR.ca and hundreds of agent sites, so Google has little reason to rank yours. Keep the feed for visitors and let your own pages do the ranking.
Do I need my own Google Business Profile if my brokerage has one?
Yes, if you meet Google's guidelines for individual practitioners. Your profile carries your name, your reviews and your service areas, and when it's in your name it stays yours if you change brokerages.
What about AI search like ChatGPT and Google's AI Overviews?
They answer questions like “what do strata fees cover” or “how does subject removal work” by quoting pages they trust. Clear, accurate guides on your site give them something to quote, with your name on it. More on our AEO and GEO work.
Should I put my budget into SEO, social media or ads?
Social posts and ads bring attention fast but fade when you stop. SEO keeps bringing people who are already looking. Most agents do best with a mix, and we also help with social media and Google Ads.
Is SEO for estate agents different in Canada?
The idea is the same, but most advice on SEO for estate agents comes from the UK, where that's the usual term. Canadian clients search for a real estate agent or a “realtor”, listings flow through MLS® Systems, and your province's advertising rules apply.
